looking for a small house in IL w / 1-3 acres

so, long story short, my old man is back in IL and he looking for a house in North, Northwest and Western IL. He is looking for something that is NOT in a major city or town, that is a decent area, that has a lil bit of space (1-3 acres,) and that is affordable (around 100k.)

if anyone has any suggestions with areas and experiences, id appreciate it greatly. the sooner i find him something, the sooner he will NOT be staying with me.

and depending on the area, id consider checking out really any area in IL, as long as it satisifies the above criteria. Thanks in advance for the suggestions and input

Please be more specific. What constitutes a "minor town" or a "decent area?" Does he want to live in/near an actual town or is he fine being in the middle of cornfields?

There are plenty of small towns, where homes are more affordable and you can get a few acres. You just need to be willing to go at least 1-2 hours west.

check small towns south of Rockford. There are small farming communities every 10 miles. Contrary to what was mentioned above that house/property can indeed be met

I'm talking far north, nw, west...not like naperville west. There are a ton of properties. But I'm looking for ideas in terms of towns and such. And not like a 4 bed, 2 bath bla bla bla...something like a 2 and 1 would be fine. Again, just ideas and experiences for locations.

Check the outskirts of towns like Hinckley, Waterman, Big Rock. About 40 mins west of Napervthrille. Still close enough but far enough.

I did a quick search in the 25 mile radius of Rockford, it turned out about 20 results, but some in WI. You can search around any major city you like, once you put in 2+ acres in the criteria, the results will take you far enough from Chicago Metro. Then just drive/ride out there to see how you like the area. Personally, I would look for an area that I would not mind visiting here and there. LOL

id check WI but they tax pensions so right now, im focusing on IL...but if there is a city in WI that is beyond awesome, id add it to the list.

Check areas like Hebron, Harvard, Richmond, Wonder lake, Woodstock and Genoa City WI. All those place are like 1.5 hours form Down town, but you fell like your in the middle of Kansas.

Im 5 mins from Richmond if I can be of help. Theres all those small towns going W on 173 Richmond, Alton, Hebron(rt47 going N&S), etc

As mentioned above, you should be able to find something in that range in the rural areas.

Around Rockford area, I know a few people that have gotten houses with at least a 1/2 acre for that price

...plus my gf was with me saying "omg slow down, slow down" and I was thinking "Lose annoying squalk box in passenger seat, afford more mods and have less weight in the car and on the back of the bike"...so i dumped her and I'm single again as usual...HERE KITTY KITTY!!!

While Realtors are nice (and I am working with one on my current search), check out: redfin.com

The site has nearly everything the realtors can get to and is very easy to customize your search. I usually find new ones to look at about an hour or 2 before my realtor sends them to me.
