Talking Home Appraisers in Will County ASAP

Anyone know of any reputable home appraisers for the Will County area?

Cost isn't an issue but I want someone who does a thorough, detailed and accurate job. Also a pretty reasonable turnaround time would be desirable, say around 5 days or less would be great.

I'm refinancing the house and shopping around for a loan so I want to be able to own the appraisal I pay for so I can use it with whoever I decide to go with.

So post up people and help a sister out

let me give you some advise other then getting an appraisal.
if that sub division all built up yet?
until then, you wont get a higher more accurate assessment for your home.

I still wanna get my own appraisal done but I'll be more than happy to send some business your way. Will you accept the appraisal I'll get done or will you let me know who you prefer using so I can get it done myself. I really would rather own my appraisal instead of having to ask a lender permission to use the appraisal I paid for thru them. I'll give you a buzz tomorrow AM when I'm on my way home from work.. BTW where's your office located?

I went to a For sale by owner.com seminar last week and they had an appraiser there. I think she did mention that you get to keep the appraisal...I don't need one so i didn't really pay attention. Their located in St. Charles...try giving them a call:

FWIW, when you pay for the Appraisal....no matter who does it......you own it and can do what you want with it. You don't need to go with the lender who set it up.

I was told otherwise. You get a copy of it from the lender but if you want to use for other purposes besides the loan, you have to ask permission from the the lender that ordered it. They own the rights to it.

if you get an appraisal through a loan company, YOU DO NOT OWN IT. but if i were to send an appraiser out to you, and did the loan for you i could get the appraiser to switch it over to your name only. either way, you always have a right to your appraisal, wich is the document that leads people to believe they own it. it is stupid, but i am sure there is some odd reasoning behind it. but in order for me to do the loan, my appraiser has to get the appraisal put in my companys name first. then switch it after. but if you give me a call i will sort it all out for you and explain things so that it all makes perfect sense. The nam of my company is THE LENDING CENTER in Downers Grove. The owner rides a 916. real cool guy...

Be careful, some lenders will only accept appraisals for their list of approved appraisers. Everytime i refinanced my house, i asked for a copy of the appraisal and received it. The only time I did not get a copy is when the lender did not order one and just used what properties were selling for in my area. From what I understand, if you pay for it you have a right to receive a copy.

Im sure this is taken care of, but I wanted to let you know anyways. Even if you pay for it, the appraisal is owned by whoever is listed as the intended user of the report. All it will be good for is the loan, and for your records. Btw, I am a staff appraiser for Bank of America... just one more thing, if you go through a private company, they would probably update the appraisal with permission from your lender for 100 bucks. also, the appraisal is technically only good for that day, but can be used for up to 3 months by most lenders, after that, they are terribly out of date, especially for a market on the move like in plainfield. Anyways, good luck to you
