Real Estate Taxes

I'm looking for a new house around Naperville/Plainfield area (something with a big lot for dirtbiking). I was wondering if anyone had some info on where real estate taxes are the highest around these areas so I can avoid them Right now I'm paying over 4 grand and would like to pay less (if that's possible). This isn't a real big deciding factor on where I'm buying my house at but it sure would be a nice perk.

You wont find a single family home in that area with taxes less than 4g a year. Unless youre willing to live very modestly..very modestly

If you want to ride where you live, best bet is Montana or Eye Dee Hoe.


Or if that's too far ya can try to find a place in Channahon, Morris, Minooka.

Plus 1 on that...... Channohan maybe or somewhere southwest down route 6 towards Morris etc. or south 53 past or near Route 66 / nascar track / Custer Park or Wilmington (Joliet Motorcross Park).....

Hey, why not have CLSB do a GROUP buy on LAND and so you can do all the racing you want . . . .and if its near blackhawk or autobahn, I'm sure you won't get complaints on noise, since its 'built in' around those areas that its gonna be loud.

Also, check alongside highways, train tracks etc. No one wants to live there, but for riding, its a good 'cover' on the noise.

Sick isn't it? I'm paying like $4.5k in effin Round Lake! If you want to be in the burbs that aren't considered out in BFE, $6-8k is pretty average I think.

A friend just moved into a new house in Wauconda (new const, 3000 sq.ft.) and he pays like $11k/yr in taxes!!! How completely EFFED is that??? So even if/when the place is payed off, you're paying almost a $1k/mo just to live there on top of utils.

Wow, I didn't realize how much taxes outside of Cook county were, I pay about $4200.00 but I live on a Chicago sized lot(single).

perhaps we should petition gov "blago" for a special CLSB Homeowner's exemption?
If you have kids, make them work for their 'rent' and apply to taxes. If you have a non-working spouse, same deal.


Doesn't Wisconsin have no property tax or low property tax? that might be something to look into.

COOK COUNTY... I have a $270K house my tax bill is $2600 a year. 4 bedroom two bath...

we are close to the city, oak brook, within minutes of four major highways (290, 88, 294) and 55 is 10 minutes away

granted we may not have acres but when I looked out in the sticks you wouldn't get much in that aspect either.

Joliet has low taxes because of gambling and the fact that a federal prison exist in there relative back yards. It's all trade offs

my home value approx $400,000 and taxes are about $6400. Im happy to pay them. My home will appreciate more per year than the taxes cost me.

Yes, I knocked on doors for a referendum to increase taxes in my school district to plan ahead. My local school district is excellent and has a balanced budget.

the last referendum for schools didnt pass the last 2 times. I went and voted for it both times. Its interesting voting when its not a presidential election, I'm officially old.

Mine is about 3000/year (I think, I rarely check), but I live in the crappy area where they did that gang bust about 6-8 months ago. It's also not new construction, it's a 3 bdrm ranch with a detached garage and gravel driveway.

The last 15 or so school referendum's in Round Lake have failed. They wonder why the school enrollment has increased, almost dead last in school performance (however they determine that), have gang problems, and home values aren't going up.

If you got a good school district the house will be worth more, thus taxes will be higher (on top of higher tax rate anyways).

I voted for the last school ref, but it failed..miserably. There are a lot of families with kids around here, but there's also quite a few older people..and THEY are the ones that vote.

It may give you some ammo when househunting so you don't get sucker punched the year AFTER buying a house . . . .
