if we win this house I'll be open to who ever can get me the best rate/closing costs/etc. I'm leaning into the direction of a VA loan at this moment

VA loans have the advantage of lower up front costs, with around 200K guaranteed. But when I was looking, I opted to go with FHA, simply because (at the time), VA loans were around 8%, with conventional, 30 year loans hovering around 6%.

Dang, time for refinancing!

actually I really looked into VA loans and they are highly competitive with conventional loans, the only reason why at some banks they are at 8% is because the BANK adds on 2% profit for themselves. Also with VA loans, you pay an upfront fee (instead of a PMI if you don't have 20% to put down) UNLESS you are a disabled vet then that goes bye bye.
