Will County Tax Bill

Just got my tax bill and was shocked to see the increase. I called the assessors office thinking they combined taxes again for my home and the neighbor since we live in an attached home.

Taxes went up 37%

No wonder people in my subdivision are selling their homes. If mine went up that much for a duplex, I can only imagine what happened to the single family homes.

You hit it right on. The increase came from School District 30 and High School District 111. Funny thing... I do not have kids

i havent gotten my tax bill yet, but for the last 4 years it has not reflected correctly, so ive been dodging the bullet.

do you know what districts are affected DC2004600

People are public sector service liabilities. The more you have the more expenses you'll have.

Will is one of the fastest growing counties in the nation. All those people need schools, police, fire, etc etc.

Businesses are a tax asset. The more businesses you have the more taxes are paid for new roads and public works. Businesses are less of a tax liability because they don't have kids who need schools or police to break up domestic arguements.

Sleepy bedroom communities are left with this problem. They have to raise homeowners taxes to pay for services. Growing bedroom communities enounter this problem exponentally.

Fortunately, business development usually follows residential development by 5-10 years so this will eventually stabilize.

Ken, I'm guessing from where you live that you're in most of the same districs as me. The tax rates on my house didn't go up from last year, but the bill did. The house was reassesed nearly 20% higher than before! I know it usually goes up when a house is sold, but that is rediculous.

Tax Bill says School District 30-C, High School District 111 and Comm College District 525. These were the biggest increases.

I think you are far enough north not be affected by the high school and college though.

No it usually goes up when its reassessed. In fact, it would also go up when you vote for a tax bond to fund schools or parks. That's probably time to vote no for something you don't want.

In fact, the way counties in IL figure out taxes is they take all their expenses for the year and add them up. Then they take all the tax revenue (meaning your real estate bill) and divide up the total expenses amongst all the tax payers by their assessed value.

Then they send you the bill.

Basically, they make this stuff up as they go along. If expenses increase they just pass them onto you based on the value of your property in relation to other people's.

This brings up another point as well. Although my house is drastically priced out at under market value according to the county, the figure itself increased more than 21% in one year.

After all this talk I think the next few years will be worse out here with the addition of the new City Hall facility they are building and as the land area continues to grow, the need for public sector employees will rise as well. Not looking forward to the next couple.

And by the way, it's not like I pay a lot either compared to others I'm sure. It's the percentage of increase that is shocking.

home increasing value and property doesn't bother me cause thats the norm.


raising my rate beyond the norm and or over assessed my house i got a problem then.

if it adds into at least 2-3 thousand more this year BECAUSE of schools?

That's the thing... we do not or can not have kids either. I have no problem supporting the colleges since I attend, but those with children get tax breaks every year, I don't. I don't have kids and still do not get a tax break.

Just do a property search and find out what your neighbors are assessed at and then contest your tax bill.

I do it all the time in Chicago and its amazing what you'll find. The Cook County assessor even has pictures of the homes on their website. You can search by block, address range, zip code, etc.

I find homes that are assessed as a single story that clearly have a 2nd floor from the picture or homes that are taxed as single family that have 2 mailboxes in the photo.

Its amazing that the county assessors let this stuff fly by them. I mean, 2 mailboxes. That means 2 families that probably have kids using the schools and are not paying for the schools.

That is the nature of taxes. The goal of a tax is to redistribute wealth. If you ever have kids you'll realize how expensive they are.

I'm actually a little hesitant to do this because of the improvements we have made to the home. Pretty sure they will not send out assessment teams to check everyones home, but I would rather keep the market value of the home down instead of raising issues and possibly having it raised.

Great point though - especially in Chicago. When I lived on the north side, all my buddies parents were doing that all the time!

Ken, you're district 202 like me. The school rates did not go up this year. If anything, they went down slightly. You won't have to move unless they screwed up your home assessment

Oh man, I can already hear my friend bitching about her taxes in Bolingbrook. She was paying something like $10K a year for her giant McMansion house. 30% increase would probably bankrupt her.

You guys act like this is a surprise to you? As a county grows, there is a need for infrastructure and schooling. Did you think no one else was going to move into the thousands of homes being built?

Im not happy my RE taxes went up this year, but I still voted for the school referendum. Luckily, our school district is established and our previous bonds are maturing making room for the new ones just authorized that promise to keep the tax rate flat for the next few years as they add onto all the schools. If the referendum woould have been defeated, our taxes would have dropped significantly.




Fortuntae for me, there is not much left land to develop. Surprisingly our town in the oldest in Kane.

Ken, you should have got your bill already. We got ours last weekend. It went up about 150-200 dollars a year. That was due to the Plainfield referendum a few years ago. If you look at the itemized list comparison, most of the other things we are being taxed for went down.

Ken you have school district 202 Plainfield, and whatever Joliet Junior College is. Same as us.

Minooka really needs help with their referendums. I teach in that school district. We are so evercrowded it is ridiculous and we just lost another referendum. I don't even have a classroom for next year, because they have no room. I swear I am going to have to get a three room tent to teach in.

I realize it sucks not to have kids and to pay the taxes but that is a fact of homeownership. You pay to the school districts no matter where you go. If you want cheap taxes you have to move to the boonies.
