Home Sale Question

If I was selling my house, could a buyer find out if I had a mortgage(s) and what the balance was?

If yes, how?

If you ain't with us, then it's just bad news.

You could do a title search and guess by the year the mortgage was taken out and approximate interest rate.

Your Agent could also leak that data

Or someone could have a connection to run a credit check.

So I guess the answer is yes, but I believe it would have to be creatively done

It's public information. They can search it through the Recorder of Deeds site (I think). They still need you pin number but they can also get that from the County Assesors site. Oh... If you don't live in Cook County they may have to go to the proper offices but I know in Cook County I can look it up online by having your address.

hmmmmmm....isn't that the same as going to a title company and getting the last mortgage info? Wouldn't you still need to guess at the amount owed? I don't think the county records what you are paying on your mortgage

I thought that only the info on property tax is available through that site.

I was told before I bought my house that it would be extremely difficult for someone to obtain information on my mortgage without my consent. Due to the alimony I was paying to my ex I didn't want him finding out that I was putting 50% down on my house or else he would try to rape me for more money every month. I was told that unless he was performing a credit check or he had an inside contact at my mortgage corp he couldn't find out. I know he's tried to find out and it's been a year and a half I've had my mortgage and he hasn't found out yet.

Show me how if you can. I am curious. We are in Cook County and all I can see is property tax info. Thanks for the help.

It's obtainable via social engineering pretending to be you w/ some phone calls. It's probably not right or might even be illegal (lying to a bank official) but it's obtainable if someone wants to step over the line.

Maybe, but no offense, I don't know Jason, but I do know that there are/were more than a handful of people in the mortgage biz that have no clue about what's going on.

I'm not saying I can't be wrong here, I very well could be. I've just seen a lot of people make reference here of things that so far have gone dead. Maybe it's more complex than they lead on, but I'd like to see

Well I know there is a way I just don't know how. After I refi'd my new house I got a ton of letters from bankers offering to lower my interest rate and had details of loan amount and interest rate written right on the letter. Just not sure how to access this public information. There must be a legal way to do it though.

Banks can run your credit. I want to know and the Poster wants to know if Joe Smoe buying your house can get this info without jumping through hoops

Uh, yeah, good point. I never really equated banks with the cheezy letters but I guess that would make sense. They come across as being sent from personal mortgage brokers not banks but I guess they would have access to the same info.

Rep sent.

I called the Recorder of Deeds, they will tell you the date a loan(s) was orginated and what the amount was at that time. You would have to guess the rest. They asked who I was, individual or company and they said they don't normally do searches over the phone, but they would do it as a courtesy. I didn't ask anymore questions (I wanted to) because I didn't want to push my luck.

I got what I needed. Thanks!

so the answer is no right? What if I paid down my mortgage principle with a one time payment. That wouldn't be included. It's just a guess right?

You are correct.

Based on dates and amounts and number of loans you can make some guesses and its good information to have when negotiating. But it does not answer all the questions.

Sorry for the late response... I will show you how a little later today (I'm currently at my day job). If you give me an address (say your neighbors) I can show you the process into which I can pull up the information and how I pull the information.

Here's How You Search Online

Sorry it took so long... It's the least I could do for all of my CLSBers on Christmas! Ok.

Go to...

The Cook County Assessor's Office

http://www.cookcountyassessor.com/

Scroll your mouse over the tag that says "Online Tools"
Select "Residental Property Search" from the drop down menu

Click the link that say "Click Here to Begin Search"

Scroll down to where it says-
Search by Address:

Type in the house numbers from lowest to higest (that you are searching)
Type in the street name
Type in the city
Then click the button Search by Address

This will give you addresses with pin numbers. You can view pictures of the properties in question to verify that you are looking at the correct house.

Now take the pin number...

Go to...

http://www.ccrd.info/CCRD/il031/index.jsp

Click on the link "Property Identification Number (PIN) Search"

Type in the pin number, click the search button at the bottom.

Then there you have it. It should give you a list of records related to the mortgage of the property you searched using the pin number.

If you go to the links under Document No. it will give you detailed information (such as the amounts of the mortgage) and that should get whomever is searching this information going in the right direction.

Oh being that I'm a real estate investor (a novice investor) if you guys know of someone in your area who is in Lis Pendens (defaulted on their mortgage payment) shoot me a PM and I will check it out Hey if I make some cash you make some cash (yes it's a shameless plug)

I just did this search for my house and the recorded mortgage amount was 25,000 which is obviously wrong. I think it just goes by amount of tax stamps you buy or some kind of other fee your lawyer pays to record the deed

Yeah it shows all of that information... You just have to know how to use it and decipher the information there.

I hope this works out for everyone.
