Home inspections

Anyone on here do these, im looking at a house, which has been un lived in for 2-3 years. the pipes and everythign were all winterized so that i hope wont be an issue down the road.

the house is open for viewing on the 15th and 16th of november

I paid brickkickers to inspect my house and all he did was go thru a check list, turn on stove, turn off. flick switches. etc. you can dl the list yourself online.

was realllly gay and waste of my time and 300$

Mine was $300 as well, and was well worth it. Some of the electrical work wasn't up to code (GCFI stuff) and roof was older than they claimed it was. Got a grand at closing and the electrical work done because of it.

You just had a shitty inspector. Mine was very thorough and helped a TON. I was buying a foreclosed property as-is so it was very important.

Let me know if you want my guy's number Pilot. He charged $100 just to come out and give me his verbal opinion and $300 for the full inspection which comes with a documented detailed report.

I have mixed feelings about it. A typical certified inspector just blows through a checklist as mentioned, but there are inspectors that are so meticulous that they pull out power outlets to look at how many junctions there, measure between balusters on your stairs to make sure they are within code (so children don't get hurt) and all sorts of little detailed shit you'd never think of. A good inspector will be super detailed and take HOURS to go through.

Check You Tube for an example of a good one, I remember seeing a video or two of what a good inspector should do (probably an ad for an inspection company but still good).

Also, you *should* go through the place with the inspector. Don't blow that off. You'll learn a lot about a house that way.

after hearing good things about others I can say that we had 2x diff guys from this place and both were crap. we figured the 1st )diff property) was just bad.

but the second was just as useless.

the house is actually a forclosure and going up for auction in a couple weeks

all utilities minus elec are turned off atm so...

Im expecting the place would need work i just dont wanna get something thats ready to fall down,flood,or explode

My dad does Home inspection. He usually pisses off the selling agent as he will spend 4+ hours inspecting the home. Some of the stuff he does like checking if the floor are level you'll just look at him like WTF are you doing until he explains it.

I'm not short. I'm aerodynamically efficient.

I had one done because the loan company insisted we have it done .
I basicly paid someone to write down what I pointed out what a nim rod.
Just get a couple of critical friends they will point out everything ,it helps if there in the trades

Keep in mind that any home inspection whether brick kick or 4 hour detail is not a deal breaker. It only means you have to negotiate the price down accordingly so that the deficiencies might be resolved through future labor by the new owners.

Lots of older homes aren't up to code because they were built prior to the establishment of the code. Does this mean the house isn't sellable or is a tear down? No, there is a market for homes with uneven floors or outlets with reversed polarity.

Most of the time the fixes are easy. Even a 10 year old roof is fixable at a price. It's just good to know if the seller is lying to you outright. If they say the roof is 3 years old and it comes back at 5 years not that big of a deal but if it is actually 10 years old that's a different story because part of what you are paying for is a newer roof.

An uneven floor could mean a lot of things but it doesn't mean you'll certainly have problems.

I think a lot of this stuff was ignored during the past housing boom and now buyers are paying more attention. This housing slowdown will hopefully improve construction quality.

Certified Home Inspectors need to go though testing and training and need to renew their license periodically. It isn't just some guy that taps a water pipe or flips a switch.

The inspectors that work for HI companies might not have as much invested in giving you a good inspection as one that owns the HI company. Do some research and ask for referrals and/or examples of past inspections if needed.
