its kinda cool where i am at, I WAS the very end of the area building but in the last 6 months i think its been they already got the land and even some houses going up all around me,(the surrounding areas, let alone form being the 3rd house bought here to a lot more around mine, the money is this house is going up, when ever i do move, i know i will have made a good investment in this place. Its already went up just in selling price, like around 20 grand...and the cool thing is, there's not but a hand full of the same model I have (the biggest they got with the builders) maybe 5-6 built so far, and mine is more custom on the inside then the others, and they got like 360 homes to be built altogether.

so its looking good.
and if and when the market goes back up or not, either way home sales are good now and in the future:cheers

Gets me thinking. I want to have my house appraised to drop my PMI on my mortgage. I know the starting price of my home has gone way up. Not to many people selling around me to check on value. hmmmmmmmm I don't want to waste $$$ on an appraisal but if my house is worth 200k I could loose the PMI save me over $100 a month. Hmmmmmmm gotta figure out what this thing is worth.:confused :confused

Yeah Ody, I was the first owner. New construction. We got $20k over out buy price but that was after 7 years. no new construction in that development. Across the street are slightly smaller homes but Grayslake schools, new construction.

its .1 bath because if they make it .5 and you have another half bath then it would add up to one and make people think you had a full bath instead of two halves. So a house with 2 full baths and 2 half baths would have 2.2 bath. Get it?

$25k sounds abit ambitous for Wisconsin.

The key to the the highest home appreciation: location, location, location. Look at landlocked towns like Glen Ellyn, Elmhurst, Wheaton, Naperville(parts) and Hinsdale. What do they all have in common? good schools, Metra stop, centrally located, downtown areas, and most of all unique houses. You wont find many similar houses....many different builders offering many different choices. Houses in areas like this appreciate the fastest because they are difficult to compare.

I've really been thinking about a new house lately...I spent a lot of time fixing my place up and it's alright.

Here's the teaser: My bud down the street bulldozed his 2,300sqft house and built a 4,000+ sqft house. 5 bedrooms, 4 bathrooms, master has huge stone walk in shower and also a jacuzzi, full basement and a 4 car attached garage (3 separate doors).

He put $315,000 turnkey into knocking the old one down and building the new.... it's gorgeous....half brick...half sided....keep in mind his 1/3 acre lot goes for $200. So for $515,000 he has a brand spanking new mansion. I was over last night and I am really jealous.

I was so drooling over his 4 car garage....he must have twenty foot ceilings in there. WOW!!! I may need to store some of my toyz over there. Anyway I got to thinking....if I got rid of some of these toys I could do the same. I'd have to cut back on my elaborate spending and investments, but I could swing it. At this point I am the sole bill payer in my household...if I ever got engaged/m..m...mm...married I could definitely swing it, but is such a mansion necessary now and could I ever sell all my toys?

I am pretty content with my house, but I am not sure how long it will last. As I ponder the thought of new construction, I can not justify now since I'd have to buy way the heck out it boofoo. Yes you get more for your money, but at what price? Resale is tough when you have very comparable NEW homes going up all around. I'd need at least an acre lot and I need trees....

Am I being unreasonable or unrealistic? I don't think so....

like you said, location, location, and location, and HOW LONG do you want to locate there for your investment, and i made a good 1 within a few years, this place will be surrounded by shopping, malls, and homes...so as of right now, i am not the last home on the edge...lol within 1 year, i will be engulfed 1-3 miles inward of homes. and in this community i am the 1 of 5 homes only like this and the only one with these many customs jobs in it...which is a good resale, and new high school a stones throw, and a grade school a pebble throw away, so its all good here though


But john...ill be honest dude, this house is to big for me, sure its nice to have the space,...but its wasted as of right now.

I need like 3 kids atleast to be living nice in this joint, but its me and my wife and stone...and right now..it just feels big, I wake up in the bed sometimes, and I look around and like FUCK this bed room is big, then I have to walk all the way down stairs, or up stairs, across the house, go into the basement, all kinda shit.

My house is about 900 or so sq. feet. Small, but it has a big ass garage, 2 1/2 car plus a couple extra feet in the back. The garage is what sold this house. It can hold 2 cars and 4 motorcycles, along with the lawn mower and trash bin.

House is nice, needs some work but nothing too major. Best of all the mortgage for it is about the price of rent in the old area (Wheeling). I can afford the bike and track sessions, which if I bought a bigger house, I wouldn't be able to do.

Bummer is the area isn't the greatest, so home value doesn't skyrocket like new construction. But it suits my needs right now and for the forseeable future.

Ken....you have a real nice place, it's big....but you're right....you mayl have to stay there a long time to get to those high appreciation rates. You were smart and bought early, but these early years will be tough for resale. Don't get me wrong, your house will appreciate nicely in these early years, just not as nicely as the premium neighborhoods I mentioned before.

BTW...how's that basement coming along....

Yeah I know what ya mean john, I bought this place basically cause it is out in no where (for now, until they build the shit out of)
BUT i honestly am not going to move for maybe 5 years? Maybe 7, until I have a few kids and need more room for them to grow up in there space as lil people.

just like anything in my life, when it is a purchase, i don't get to greedy with things and take it as it comes, lol, 1 thing i wish i did differant:rolleyes 9,000.00 in hardwood floors and a large dog= every SQ. ft, has claw marks in them, Chris says it gives it old style look, i said bull shit, there fucked!:laughing

I've got HW floors in every room and two big dogs....yep they are scratched a little, but you can barely tell. That's what refininishing is for. If you had carpet everywhere you'd be replacing it every year and wishing you had HW floors.
