$25k sounds abit ambitous for Wisconsin.
The key to the the highest home appreciation: location, location, location. Look at landlocked towns like Glen Ellyn, Elmhurst, Wheaton, Naperville(parts) and Hinsdale. What do they all have in common? good schools, Metra stop, centrally located, downtown areas, and most of all unique houses. You wont find many similar houses....many different builders offering many different choices. Houses in areas like this appreciate the fastest because they are difficult to compare.
I've really been thinking about a new house lately...I spent a lot of time fixing my place up and it's alright.
Here's the teaser: My bud down the street bulldozed his 2,300sqft house and built a 4,000+ sqft house. 5 bedrooms, 4 bathrooms, master has huge stone walk in shower and also a jacuzzi, full basement and a 4 car attached garage (3 separate doors).
He put $315,000 turnkey into knocking the old one down and building the new.... it's gorgeous....half brick...half sided....keep in mind his 1/3 acre lot goes for $200. So for $515,000 he has a brand spanking new mansion. I was over last night and I am really jealous.
I was so drooling over his 4 car garage....he must have twenty foot ceilings in there. WOW!!! I may need to store some of my toyz over there. Anyway I got to thinking....if I got rid of some of these toys I could do the same. I'd have to cut back on my elaborate spending and investments, but I could swing it. At this point I am the sole bill payer in my household...if I ever got engaged/m..m...mm...married I could definitely swing it, but is such a mansion necessary now and could I ever sell all my toys?
I am pretty content with my house, but I am not sure how long it will last. As I ponder the thought of new construction, I can not justify now since I'd have to buy way the heck out it boofoo. Yes you get more for your money, but at what price? Resale is tough when you have very comparable NEW homes going up all around. I'd need at least an acre lot and I need trees....
Am I being unreasonable or unrealistic? I don't think so....
