well as soon as i get the basement finished (needs atleast a year) i can hold maybe 70 people in the party basment comfortly)

Dont listen to Lupi we took 5 years to finish my basement at the old house. Ok 2 months of work and 4 years 10 months of procrastination.
Its a good idea to wait though. You probably have a 1 year walk thru that the builder will cover damages. Ours is coming up soon. Make sure you keep track of things as you see them. Dont wait or you'll forget about it when the time comes.
